Guests are welcome to arrive early to enjoy the property, however, rooms cannot be guaranteed until 4pm.

Guaranteed Reservations & Deposits

Reservations are confirmed with a 2-night deposit.  A 3-night deposit applies when there is a 3-night minimum in the Fall and on Holidays.

Cancellation Policy

Due to our size, cancellations affect us significantly; therefore, we adhere to a strict cancellation policy.  Cancellations made at least 30 days

prior to your arrival will result in a refund of the deposit minus a $100.00 non-refundable administration fee.  Within 29 to 15 days prior to

your arrival, we will gladly move your full deposit to new dates within six months of your original arrival date, based on availability. If your

reservation is cancelled inside 15 days of arrival, 50% of your original deposit will be forfeited and the remainder of your deposit may be

moved to a new reservation date that must fall within six months of your original arrival date. If you are unable to reschedule your arrival

date within the allotted time, it will result in the entire forfeiture of your deposit.  You are always welcome to send someone in your place.

Full American Meal Plan for two guests is included in rates.

Rate includes dinner on the day of arrival through lunch/brunch the day of departure in one of our restaurants during traditional dining hours (7:30-10:30am, Noon-2:30pm and 6:00-10:00pm), along with all pantry snacks, pantry non-alcoholic beverages and non-guided activities. Supplementary charges will apply for Wellhouse snacks and beverages, guided activities, alcohol, gift shop items, and additional food and beverage experiences either via room service, private chef experience, dining afield or in our restaurants during non-traditional dining times.

Blackberry Farm is perfection. We loved every minute of our stay there! Our cottage was stunning and the service is amazing! The food is the best we have had anywhere!! We loved our dinners in the barn and even had a tour of their amazing wine cellar!! The spa is incredible- don't miss the tranquility room! We can't wait to go back!!

The customer service at Blackberry Farm is truly amazing. We were never left wanting for anything at all. Between the wonderful greeting we received upon arrival to the farm to the fire waiting for us in our cottage at night, the staff went over and beyond to make the experience something special. The food was exquisite. Every meal, all day long, we could literally sit at a table from breakfast until lunch and be catered to our every need. We loved the cottage and the Blackberry Bluegrass music playing on our radio our entire stay. It was a wonderful place and I hope we go back at some point and experience every season at Blackberry Farm.

We had the best time on our recent trip to Blackberry Farm for five days. We stayed in a cottage and had our own golf cart. When it was raining we just called the front desk and they sent a Black Lexus SUV to pick us up with in minutes. The personal care and attention was out of this world. Our only small issue was when dining each night in the barn it would take up to three hours to from start to finish. We did have a large group but others I talked to not in our group felt the same. The wait staff always were polite and attentive although food was a little slow to come out. But presentation, quality and farm to table meals were the best. The brand new spa was beautiful. The best were the hanging beds in the tranquility room. First class service, accommodations and food. So perfect for a romantic getaway.

Really enjoyed our stay. We stayed in Robin cabin and the views were stunning. Felt like we were staying in a tree house. The food is amazing, fresh ingredients from their farm and the wine list was incredible. Staff was great - very attentive and the spa - AMAZING!

We have booked several vacations with Karen and have been impressed by her level of professionalism and expertise with each of the trips that we have taken. The recent trip to Blackberry Farm was no exception. We are frequent visitors to the Farm and always have a warm reception upon arrival and during the entire stay. This trip was a bit somber with a death of the Farm's proprietor. However, Karen communicated with us prior to the trip to ensure us that our stay would be handled in a professional manner. And, of course, she was right! Thank you, Karen, and your team for another wonderful experience. Now, I'm planning where to go next!!

Blackberry Farm is the perfect choice for a 2-3 night get-away. The setting is breathtaking and the staff take care of every detail so you can relax and enjoy Mother Nature. The 12 acres of hiking trails are a must while you are there, as it allows you to explore the grounds that make BF so special. The culinary team delivers on the "Farm to Table" concept at every meal with most ingredients being sourced directly from the Farm (or locally). Highly recommend the Cooking Demonstration as a way to learn more about cooking at the Farm. This is truly a great place to get away from it all, unplug and enjoy time outdoors in an unbelievably picturesque setting!

Blackberry Farm is the greatest de-stresser I know of. The pace is a gentle Southern style. The attention to detail is amazing. All activities are either onsite or you are chauffeured there in one of the hotel's vehicles. We generally stay in Guest House but it was booked so we ended in Holly Glade Cottage. Not my first choice as it was in a glade; hence no view of the Smoky Mountains. The organizational skills are amazing. Our event plans changed due to rainy weather but they adapted as though it were already planned that way.

BF was so much fun. We booked the hot stone massage, dinner at the Barn, and enjoyed exploring the property by golf cart our first evening. All the food is beyond delicious and the views halt you to be enjoyed. They have a great saison they brew on property and we loved playing with the puzzle in the Heritage Room. We'll definitely be back.

This was our second stay at Blackberry Farm and it was even better than our first. The staff were incredibly accommodating to our 11 month old daughter (especially Rebecca and Melody at the Dogwood, Mike at the garden, and Matt at the front desk). We loved hiking in nearby Great Smoky Mountain National Park, cruising around the property on a golf cart, and playing at the family pool. We received a tour of the wine cellar from one of their somms, Jonathan, which really made our date night to the Barn special. I would visit more frequently if it wasn't for the cost and high service fees (I also don't like that they add a service fee to every activity, including bike rentals - where for multiple days there wasn't any real "service" to speak of - and babysitting, because I didn't realize and had already tipped the babysitter)

Blackberry Farm is tops....the best of the best! Our stay there could not have been more perfect. They just know how to make their guests feel comfortable. The entire staff from the cute young greeters in front, the front desk, the bar attendants and the wait staff...plus the sweet and personable household staff, the shop personnel... just everyone is beyond friendly and accommodating. It's beautiful...the Barn out sight for dining and the new wine cellar spectacular. I could go on and on....it's a Smokey Mountain destination everyone should have the pleasure of visiting.
