All rates are quoted in USD based on single or double occupancy (except for 2 Villas Residence with pool and Grand Beach Villas with pool (which are for 4 adult basis), Grand Residence and Grand Sunset Residence (which are for 6 adult basis), per villa per night and include buffet breakfast in Reethi Restaurant for two to six people (depending on villa type).
• All Rates are subject to 10% Service Charge, mandatory GST tax of 12% on all Goods and Services and Green Tax of $6 per person per night. The Resort reserves the right to revise the rates in case of a Tax increase, a revaluation or a devaluation of the Maldivian Rufiyaa.

01 October – 22 December 2025- Full Settlement 30 days prior to arrival
- The Resort reserves the right to release the booking without prior notice if full payment is not received on time.
- Preferred payment method is by bank transfer.
- Credit Card payments are all subject to a 3% processing fee.
FESTIVE GUARANTEE AND PAYMENT TERMS AND CONDITIONS
23 December 2025 – 09 January 2026
- A non-refundable deposit equivalent to 50% of the accommodation value is required upon confirmation.
- Full payment is required 90 days prior to arrival.
- Preferred method of payment is by bank transfer.
- The Resort can deduct the commission from the total invoice amount upon receipt of the commission invoice.
- The Resort reserves the right to release the booking without prior notice if full payment is not received on time.
- No departures are allowed on 31 December 2025 and 1 January 2026.
CANCELLATION TERMS AND CONDITIONS
11 January – 09 May 2025
Cancellations that are made 30 days or less prior to arrival will incur a cancellation fee of 100% of the total room charges.
10 May – 30 September 2025
Cancellations that are made 14 days or less prior to arrival will incur a cancellation fee of 100% of the total room charges.
1 October – 22 December 2025
Cancellations that are made 30 days or less prior to arrival will incur a cancellation fee of 100% of the total room charges.
23 December 2025 – 09 January 2026
Cancellations that are made with more than 90 days prior to arrival, the 50% prepaid deposit is non- refundable.
Cancellations or reductions of nights made less than 90 days prior to arrival will incur a cancellation fee of 100% of the total room charges.
- The Resort reserves the right not to provide exemptions from its cancellation policy for medical matters or any other unforeseen circumstances.
- To avoid disappointment, we recommend purchasing adequate travel insurance prior to confirming a reservation and accepting the terms & conditions of the Resort's cancellation policy.
- Early departures or cancellations due to inclement weather conditions are fully chargeable.
- All cancellations or amendments must be acknowledged in writing by our Reservation Office via email at reservations@oneandonlyreethirah.com.
- Date/name changes/reductions in length of stay are not accepted and will be considered as a cancellation, hence the booking will be canceled, and a new reservation must be made.
- In the event of a no-show (i.e. if you neither use nor cancel your reservation), a fee equivalent to the value of the entire stay plus taxes and one-way transfer will be incurred.
• Upon guest arrival should there be any discrepancies from the confirmed reservation details (villa category, number of people, age of children etc.) the resort reserves the right to charge the guest directly for any applicable supplements, as well as the Resorts’ bedding policy will still be strictly applied.
• Resort is unable to confirm requests at time of booking for specific villa/Beach location or villa numbers.
