Guaranteed Reservations & Deposits

A deposit of 50% is due at the time of reservation. Final payment is due 90 days prior to arrival or September 1st for holiday reservations (reservations between 12/20 and 1/5). If reservation is made within 90 days of arrival, (or after September 1st for holiday stays), full payment is due upon reservation. If the deposit is not received within 90 days of arrival, full payment is due upon reservation. If the deposit is not received within 5-days of reservation, the reservation will be cancelled. Payments are accepted via wire transfer or check. The final payment is due on September 1st for holiday reservations and 90-days prior to arrival for all other reservations. If the final payment is not received by the due date, the Rental Manager has the option to cancel this reservation. A late payment notification will be sent to request payment and if the final payment is not remitted within 5 business days of receiving said notice, the reservation will be cancelled. If the reservation is cancelled due to non-payment, the deposit would be forfeited as detailed in the Cancellation Policy.

Cancellation Policy

Cancellation Policy for Peak December Holiday - Refund of deposit less a 25% cancellation fee will be made only if Manager receives written notice of cancellation prior to September 1st for the peak December Holiday season. All monies received will be forfeited on cancellations made after September 1st.

Cancellation Policy for all periods outside of December Holiday - Refund of deposit less a 25% cancellation fee will be made only if Manager receives written notice of cancellation at least 90 days prior to scheduled arrival. All monies received will be forfeited on cancellations made after 90 days prior to scheduled arrival. No refunds for late arrivals, early departures, or inclement weather. Lodging cancellation, trip cancellation, and trip interruption insurance coverage are available. Reservation may be cancelled by Manager in its discretion if the property becomes damaged and is subsequently deemed unfit for habitation. Should this occur, an alternate property would be offered if available; otherwise, guest may expect a full refund of all rental fees and taxes paid. Any other travel expenses, including airfare, rental car, etc. will not be reimbursed.
